Northwest Arkansas keeps turning pasture and woodlot into homesites, and most of those lots are sold overgrown. We clear them with FAE heads on a high flow tracked carrier, and Bobcat and Takeuchi high flow track loaders handle the tighter lots where a bigger machine has nowhere to turn. The head cuts standing material into chip on the spot. That gives you a lot you can walk in an afternoon instead of a lot you fight through, and it does it without a windrow of brush parked where the house goes. Compare that to the old way: push everything into a pile at the back corner, wait on a burn day the county may not allow, then discover the pile is sitting on the septic field.

Two Stages, Two Machines

Stage one is vegetation. Stage two is dirt. We mulch the lot, the drive, and the access, then bring in an excavator for the footprint work: grubbing roots out of the pad, digging footings, cutting the drive to subgrade, and shaping the spoil. Splitting the job this way is cheaper than grubbing everything, because you only pay to move dirt where dirt has to move.

Grading and Water

Grade is what a builder actually needs and it is where lots go wrong on this terrain. We rough grade the pad, slope the ground away from the foundation line, shape swales that carry runoff around the house instead of into it, and set the driveway crown and ditch so the first storm does not take the base rock down the hill. Hollers here move water fast and a lot that drains onto a neighbor becomes a long conversation.

Access and Utilities

Is mulching enough to prep a building pad?

No, and anyone who tells you otherwise is setting up a callback. A pad wants the root zone removed and fill compacted in lifts, which is excavator work. Mulching is the first stage. It strips the lot of vegetation cheaply, shows you and your builder the real contour, and cuts the footprint the excavator has to grub down to a fraction of the lot.

Can you cut in my driveway before the base goes down?

Yes. We cut the corridor to the width you need for equipment and delivery trucks, plus the room a dirt crew needs to work either side. On the ridges and hollers south of town the driveway line is often the hardest decision on the property, and having it cut and walkable before anyone hauls rock saves a rebuild.

Do you find the property pins?

We clear to pins and flags you or your surveyor set, and we will not guess a line. Where the corners are lost, get them found before we roll. Winter helps here, since bare woods let an operator see flagging, fences, and old markers that summer leaves hide completely.

What triggers a stormwater plan?

Clearing and grading an acre or more for construction puts the site under the state stormwater rules, and that plan is part of your builder's paperwork, not a form you fill out at the courthouse. Knocking brush off rural acreage with no build behind it is treated differently. Ask your builder early, because the plan affects how the lot gets staged.
